Inspection Services – 1st Alert Home Inspections
Everyone’s needs are unique. We offer a broad scope of property inspection services to better serve our clients. Seeing as that Brett is an InterNACHI Certified Professional Inspector (CPI), we hold ourselves to their stringent Standards of Practice and Code of Ethics.
Whichever inspection service is right for you, we’ll deliver your comprehensive, easy-to-read digital inspection report within 24 hours. (POS reports will be delivered within 72 hours.) Your inspection report will contain detailed notes, color images, and recommendations for correcting any defects. We use industry leading HomeGauge software which includes a valuable feature called Create Request List, or CRL™. This interactive tool allows the buyer, seller, and agent the opportunity to review any problems discovered and show how they should be resolved from within the inspection report. CRL streamlines the negotiation process and eases communications for all involved. See a sample report here.
Remember—no home, even a new home, is without defect. Our goal is to give you the information you need to make good decisions. All homes have problems, but remember that all problems have solutions. We understand that it can be scary to hear the home you’re buying has defects; we’ll help you keep things in perspective as we go over your report with you.

Seller’s Pre-Listing Inspection
Preparing your home for sale? The value of a pre-listing home inspection cannot be overstated. With a 1st Alert Home Inspection Report in hand, you can determine—in your own time—what repairs and upgrades are worth your time and energy to make. In addition to getting the highest price for your home, you’ll be able to avoid late-stage surprises that could jeopardize your sale.
Pre-Sale Well & Septic Inspection
Whether you’re buying a home or preparing to sell, our Well and Septic Inspection can help arm you with the information you need to make a good decision. If your well or septic system requires repairs or maintenance, it’s best to know what’s needed before you proceed with the sale. Don’t trust this important aspect of your home to chance—or to an inspector without experience examining wells and septic systems.
Septic System Operation & Maintenance Checkup
We’re registered in Summit County to perform septic system operation inspections. Our septic checkup meets or exceeds the Ohio Department of Health standards and includes recommendations for maintenance steps you should take.
11th Month Builder’s Warranty Checkup
Builders usually offer a one-year warranty on new homes. Be sure to order an 11th-month inspection to ensure that any covered defects don’t become your financial burden. Our builder’s warranty inspection will help to reveal any defects in material or workmanship so you can have the builder correct them before the one year anniversary of your move into your new home.
New Construction Inspection Services
As a new home nears completion, structural components and systems will become difficult to access once the drywall, flooring and cosmetic touches are in place. Building a home is a complex undertaking, and even the best builders may miss the occasional detail. Having an impartial third party inspect your new home before your final walkthrough can help to ensure there are no hidden defects that could mean trouble later.
WDO Pest Inspection
Wood destroying organisms can cause costly, even catastrophic, damage to a home’s framing and other structural components. Let us scrutinize your home for signs of present or past infestations of termites, carpenter ants or other wood-boring insects.
Radon is a leading cause of lung cancer, second only to smoking. This odorless, colorless radioactive gas seeps from the ground. Heavier than air, it can infiltrate the lower levels of a home in dangerous concentrations. Don’t worry—if we detect radon in your home, there are simple and inexpensive steps you can take to bring concentrations to a safe level. Read more about why you should have your home tested for radon.
Does Your Home Have Mold?
Your home almost certainly has mold—all homes do. Only certain types of mold are toxic; the rest are only troublesome when found in excessive concentrations. Everyone’s sensitivity to mold and mold spores is different, with infants and the elderly being at greatest risk for adverse effects. If you spot something suspicious or if you or a family member suffers from allergies or asthma, hire us to test for mold and make recommendations to mitigate its presence.
Water Sampling: Water Quality Testing
Whether your water comes from a municipal treatment center or a well, it may have high concentrations of heavy metals or other dissolved solids. Certain water sources may also be subject to contamination from agricultural chemicals, bacteria or fungi. Our water quality testing can tell you whether you should take steps to purify or soften the water your family drinks, cooks with and uses for washing.
